santorini is one of the most enchanting islands of the world. located in the cyclades in the aegean sea it is reachable via sea (duration of travel from the port of piraeus ranges from 4 to 9 hours, depending on the type of the ship) as well as via air (duration of flight from the athens international airport is approximately 40 minutes).
one of the most romantic and luxurious destinations, santorini offers a breathtaking view to one of the few active volcanoes of our times. being a place of huge geological interest it attracts researchers from all over the world, seeking to observe nascent volcanic activity of the underwater volcano, while daily excursions are organized to the islands created by the volcano, offering one the opportunity to visit the crater.
santorini’s volcano has erupted many times and its eruptions have been linked to major historical events, such as the devastation of minoan civilization, the exodus of the israelites from egypt and the disappearance of atlantis. however, these theories haven’t been confirmed as the volcanic activity has hidden its secrets in the bottom of the aegean sea. the archaeological site of akrotiri, also known as the pompeii of the aegean, reveals an ancient settlement that was entombed in the ash of the volcano.
the island has a distinct architectural character that combines cycladic colors of white and blue to the building style of “hyposkapha” that refers to houses being dug into the rock. the picturesque and atmospheric settlements of oia and fira radiate a unique aura of awe and breathtaking beauty that one can experience to its wholeness by walking along the caldera, on the route that links the two settlements.
luxurious infinity pools, small terraces, where romantic dinners are served under moonlight, along with the incomparable sunset view from the island create the absolute romantic experience. deservedly, santorini is considered one of the most romantic wedding and honeymoon destinations of the world.
helios heights occupies a dramatic stretch of waterfront land on thirasia, the quieter island that sits opposite santorini across the caldera. extending across 54,491 sqm of gently rising terrain, the property faces directly towards the volcanic cliffs and whitewashed villages of santorini, with uninterrupted views across open water from nearly every point on the site. the landscape here remains largely untouched — low volcanic vegetation, dry stone paths and exposed earth shaped by wind and sea over centuries rather than development.
the scale of the land creates an unusual sense of distance and privacy for the cyclades. from the higher points of the property, the coastline falls away sharply towards the water below, while the caldera opens fully across the horizon. the terrain moves gradually between flatter plateaus and softer inclines, allowing multiple possible positions for a future residence while preserving open sightlines towards the sea and neighbouring islands.
current building permissions allow for the construction of either a 600 sqm residence above ground or a subterranean property of up to 1,200 sqm integrated into the landscape. the topography of the site naturally lends itself to architecture embedded into the hillside, where the contours of the land can provide both shelter from the summer winds and uninterrupted visual continuity with the surrounding terrain. the scale of the plot also allows for a residence to remain entirely private without sacrificing openness to the horizon.
the atmosphere of thirasia differs markedly from neighbouring santorini. there are few roads, little commercial development and long stretches where the landscape remains almost entirely silent apart from the wind moving through the dry grasses above the cliffs. small paths cross the property and continue towards the coastline, while the changing volcanic colours of the caldera shift continuously with the light throughout the day. in the late afternoon, the land takes on deep gold and ochre tones as the sun lowers across the western edge of the aegean, while the cliffs of santorini begin to soften into pale pink and grey across the water.
despite its seclusion, the property remains visually connected to the wider caldera at all times. from several points across the land, cruise ships move slowly through the channel below, appearing small against the scale of the volcanic basin, while the white chapels and scattered houses of thirasia remain visible along the ridgelines nearby. a narrow path worn through the dry grass towards the cliff edge becomes almost silver in the final light before sunset.
thirasia remains one of the least alter ed islands in the cyclades, retaining a slower and more agricultural rhythm than santorini itself while remaining only a short boat crossing away. the setting combines complete privacy with some of the widest caldera views available anywhere in the region, creating a site defined less by development and more by landscape, scale and horizon.
