區域介紹

a medium sized island, paros is a pleasingly round shape, formed by a single mountain sloping gently down on all sides towards the sea. just a 3-4 hour ferry trip from athens, or a short 40 minute flight from the city to paros national airport, the island is well connected and centrally located within the aegean, making it the perfect choice for international visitors all year long.

peaceful throughout the winter, paros bursts into life during summer, with countless boutiques, cafes, artisan workshops and traditional shops opening their doors to visitors from the greek mainland and beyond. despite its role as a popular tourist destination, paros has managed to preserve its local spirit in a way some other islands have not. traditional houses are whitewashed with blue doors and window-frames, whilst larger buildings may have beautiful private gardens filled to the brim with fragrant orange trees and vibrant bougainvillea.

the first choice for the smart set is naousa, a typical cycladic settlement filled with cobbled streets and simple, white buildings. the tiny harbour is home to countless traditional tavernas and ouzeries, whilst the sight of fresh octopus hung up to dry on is a regular, ever-day occurrence. gastronomy lovers are spoiled for choice at this culinary hotspot of the aegean, with prestigious names including barbarossa, mario restaurant and le sud serving the freshest seafood all summer long. naousa also boasts a vivid nightlife scene, from elegant city clubs and award-winning bars to traditional kafeneions and laid-back cafes.

set within a peaceful landscape on paros, this off-plan residence occupies an 8,900 sqm plot and is designed as a contemporary interpretation of cycladic living. the architecture is arranged as a series of interconnected volumes that follow the scale and rhythm of the land, creating a sense of privacy while maintaining open views across the surrounding countryside and towards the aegean sea.

the composition combines single-level living spaces with a separate two-storey wing, connected through sheltered transitions and carefully positioned open-air spaces. natural stone, white-rendered surfaces and timber elements establish a material palette that responds directly to the character of the island, while the arrangement of the buildings creates protection from the prevailing northern winds and encourages a seamless relationship between interior and exterior spaces.

arrival takes place through a central courtyard that creates a gradual transition from the landscape into the residence. beyond, the principal living areas are positioned to capture natural light and uninterrupted views, with large openings connecting the interiors directly to the terraces and outdoor spaces. the layout prioritises openness without sacrificing shelter, allowing the house to remain closely connected to its setting throughout the day.

the residence is organised around a strong relationship between architecture, water and landscape. the main outdoor areas unfold between the principal volumes of the house, creating long sightlines towards the sea and establishing a natural flow between living spaces and terraces. the positioning of the outdoor areas provides both gathering spaces and more secluded corners, allowing different parts of the property to be enjoyed at different times of day.

landscaping follows the natural contours of the site rather than imposing a formal structure upon it. native planting, pathways and open courtyards are integrated into the overall design, reinforcing the connection between the residence and its surroundings. the scale of the plot ensures a strong sense of privacy while preserving the openness of the wider landscape and the views beyond.

the property is planned to include nine bedrooms and ten bathrooms, together with guest accommodation, staff quarters, fitness facilities, storage areas and parking. smart home technology and integrated infrastructure are incorporated throughout the design to support modern living while maintaining the architectural simplicity of the project.

throughout the residence, the emphasis remains on proportion, light and connection to the landscape. the architecture is designed to sit comfortably within its environment, responding to the climate, orientation and character of paros while allowing the surrounding views to remain the defining feature of the property.
