區域介紹

Kea’s proximity to the Greek mainland, as well as its connection to the smaller port of Lavrio (rather than Pireaus), has left it unsullied by the heavy tourist developments of many of its compatriots. The ferry remains half empty throughout the summer months, allowing visitors to enjoy their approach in peace and quiet, whilst Ioulis, the main town, is a jumble of white and ochre houses piled onto the mountainside, and is pleasantly car-free. The few visitors to be found meandering its winding streets tend to be cosmopolitan Athenian weekenders, who come to eat well and relax on the island’s many untouched beaches.

Kea’s landscape is unique amongst the Cycladic islands, being as it is blanketed in ancient oak forests. The island is known for its tasty honey – find the best at Anthea’s World, alongside local pasteli and organic prickly pears. Look out for the Kea Lion, carved from slate in the 6th Century BC and lounging in a valley beyond Ioulida.

A highlight of the island is its rich scuba-diving opportunities, providing excellent visibility and rich marine life. The wreck of a 19th-century steamship is a particular favourite for recreational divers and the average sea temperatures of 20°-26°c help Kea is also a hikers paradise, with a network of trails crisscrossing the island.

Look out for the new One & Only Kea Island, currently being development by Kerzner and Dolphin Capital and sure to inject a luxury vibe to this rustic island.

set high above the aegean landscape of kea, elissa is a stone-built island residence shaped by the quiet rhythms of the cyclades. positioned on a hillside overlooking the sea, the villa combines expansive views, traditional materials, and a calm architectural simplicity that feels deeply connected to the island itself. from the terraces, the eye moves across terraced hillsides and dry stone walls before reaching the open blue horizon beyond.

extending across 254 sqm (2,734 sqft) on a 4,272 sqm (45,983 sqft) plot, the property has been carefully designed to sit naturally within its surroundings. local stone façades, shaded pergolas, and pale-toned interiors reflect the restrained character of kea’s traditional architecture, while generous outdoor spaces allow the house to function as much outside as within during the summer months.

arrival at the villa follows a gradual descent through landscaped terraces and mature olive trees, revealing a sequence of outdoor sitting areas, shaded courtyards, and wide stone-paved terraces positioned to capture both sunlight and sea views throughout the day. the 55 sqm infinity pool stretches toward the horizon, framed by low stone walls and open sky, creating a strong visual connection between the water and the surrounding landscape.

inside, the atmosphere is informal and welcoming. the main living and dining area follows an open-plan arrangement, with soft neutral tones, natural timber details, terracotta flooring, and large openings that allow light to move easily through the interiors. a country-style kitchen sits at the centre of the home, combining practicality with the relaxed character of an island residence designed for long summer stays. throughout the day, sunlight filters softly through linen curtains and shutters, while the elevated position allows natural airflow to cool the interior spaces.

the villa includes five bedrooms arranged to provide both privacy and connection to the outdoor areas. several bedrooms open directly onto terraces or private seating areas overlooking the sea, while the independent guest studio — complete with its own kitchen and bathroom — creates additional flexibility for visitors or extended family stays.

outdoor living remains central to the experience of the property. multiple terraces unfold around the villa, including a shaded dining area with a built-in wood oven and barbecue designed for slow evenings outdoors. the grounds remain intentionally understated, allowing the surrounding landscape of kea to define the atmosphere rather than compete with it. in the distance, the sea remains constantly visible, shifting in colour from bright cobalt during midday to softer silver tones toward sunset.

kea itself has long attracted athenians seeking a quieter cycladic island experience, known for its walking trails, traditional villages, and accessible coastline only a short journey from the mainland. elissa captures that balance particularly well — secluded and peaceful, yet within easy reach of beaches, tavernas, and the harbour.

as evening settles across the hillside and the stone terraces begin to cool beneath the sea air, the villa becomes almost entirely still apart from the distant sound of wind moving through the olive trees.
