Shooting to fame as the location of Captain Corelli’s Mandolin, Kefalonia is an island of contrasts: its dramatic mountain scenery and rugged cliff faces highlighting the purity of its white sandy beaches and sparkling sapphire waters

The island’s capital is Argostoli, a neat and pleasant town filled with cafes, restaurants and bars. Take a seat at Ampelaki Restaurant, a little gem that combines the best quality ingredients with a passion for Kefalonian and Greek cuisine, or take your pick from the bustling cafes crowding the main square, Platia Valiianou.

Kefalonia’s coastline is dotted with secret beaches, ranging from soft and sandy to wild and rocky. Most of the beaches are quiet, even in the peak summer months, with plenty of natural shade provided by pine tree forests stretching down to the shoreline.

A morning at the picture-perfect Myrtos Beach, with its unbelievably soft sand and turquoise waters, is a sublime experience never to be forgotten.

Nature lovers can look out for the protected loggerhead turtles that creep ashore each night to lay their precious eggs, as well as the highly endangered monk seal, which plays in the warm waters around the coastline.

The most iconic settlement on the island is Fiscardo, the ‘St Tropez of Kefalonia’. This small fishing village was the only settlement not destroyed by the 1953 earthquake and retains its picturesque charm and examples of the island’s original Venetian architecture. Transforming into a yachters’ paradise come summer, the numerous tavernas lining its small harbour make the perfect setting for a long, leisurely lunch with a side of people-watching.


occupying 49,000 sqm of waterfront land near lixouri on the western side of kefalonia, this coastal property combines direct access to a long sandy beach with unusually wide views across the ionian sea toward the mountains of the mainland beyond. the land unfolds gradually from the shoreline inland through olive groves and open fields, with the coastline remaining visible from almost every point across the site.

the beach itself forms one of the defining features of the property. calm, shallow waters meet a broad stretch of pale sand, creating a shoreline that feels protected and quiet even during the height of summer. the transition between land and sea is gentle rather than dramatic, with clear turquoise water extending far from the coast before deepening into the darker blue of the open bay. from above, the curve of the shoreline remains largely untouched, bordered by low vegetation and agricultural land rather than dense development.

the scale of the plot allows considerable flexibility for future construction while  preserving privacy and distance between built areas and the water’s edge. the surrounding landscape is characteristically kefalonian: olive trees, cypress, open meadows and low hills rising gradually behind the coast. existing access routes move naturally through the property without interrupting the openness of the terrain, making it equally suited to a private estate or a low-density hospitality project integrated carefully into the landscape.

throughout the day, the light across this part of kefalonia changes continuously with the sea conditions and the movement of the sun across the bay. in the early morning, the water appears almost silver against the mountains opposite, while  late afternoon brings warmer tones across the fields and olive groves inland. the western orientation also allows long evening light across the shoreline, with the sea remaining illuminated well into sunset.

although the setting feels private and distinctly rural, the property remains within easy reach of both lixouri and argostoli. lixouri maintains a slower rhythm than many ionian towns, with local tavernas, cafés and a working harbour, while  argostoli provides year-round infrastructure, restaurants and direct connections across the island. the surrounding coastline remains one of the less densely developed parts of kefalonia, preserving a sense of openness that has become increasingly rare along accessible waterfront land in the ionian islands.

a narrow path through the olive trees leads directly towards the beach, where  the sound of the water remains the only interruption to the stillness of the landscape in the evening hours.
