RENTAL PROGRAM
Owners at Andara may elect to place their villa into the professionally managed resort rental program, or retain the property for exclusive private use. Participation is fully flexible, allowing owners to occupy the villa as little or as often as they wish.
Rental income is calculated after deducting marketing and operating expenses, with net income distributed 70 percent to the owner and 30 percent to Andara Resort. Owners receive detailed monthly statements outlining rental performance.
Income levels vary depending on owner usage, but rental proceeds can comfortably cover property management and maintenance costs, owner stays, and typically provide an annual yield in the region of approximately 1 to 2 percent.
OWNERSHIP STRUCTURE
Ownership is structured through the acquisition of an offshore company, free and clear of encumbrances, which holds the registered leasehold interest in the property. Under Thai law, lease terms may be registered for up to 30 years and extended in perpetuity. There is also potential to re-register the lease, if required, to commence a new 30-year term. The building is owned directly by the leaseholding company.
