set on a waterfront hillside above a sheltered bay on andros, pnoe occupies a 3,802 sqm plot that descends gradually towards the sea, with direct access to a private beach and uninterrupted views across the aegean. completed in 2022, the estate combines cycladic architectural traditions with a contemporary approach that responds closely to the landscape, the coastline and the changing conditions of the sea throughout the day.

the residence extends across approximately 421 sqm of interior space arranged over three levels. whitewashed volumes are combined with local stone, deep-set arches and timber detailing, creating an architecture that feels rooted in its surroundings while　 remaining restrained and contemporary. throughout the property, the relationship between interior spaces and the landscape remains central, with wide openings positioned to frame the sea, distant islets and the coastline stretching towards batsi.

despite its private waterfront position, the estate remains within easy reach of batsi and the wider amenities of andros, while　 chora and its neoclassical architecture are comfortably accessible across the island.
